Terms of Service

StayNest Real Estate & Property Services
Effective Date: 19/02/2026

1. Introduction

These Terms of Service (“Terms”) govern the use of services provided by StayNest (“Company”, “we”, “us”, or “our”), including but not limited to:

  • Property Performance Audit

  • Property advisory services

  • Rental and property management services

  • Investment consulting

  • Related real estate services

By purchasing a service or contacting StayNest, you agree to be bound by these Terms.

2. Scope of Services

StayNest provides professional real estate advisory and management services in Pattaya and surrounding areas.

The scope of each service is defined at the time of purchase or agreement. Any additional services outside the agreed scope may require separate approval and fees.

StayNest does not guarantee specific financial outcomes, rental income, occupancy rates, resale prices, or return on investment.

3. Property Performance Audit

The Property Performance Audit includes:

  • On-site property visit

  • Assessment of layout, condition, positioning, and presentation

  • Professional photography during the visit

  • AI-enhanced visual projections (conceptual only)

  • Budget-based optimization strategy

  • Estimated cost recommendations

  • Suggested rental or selling price adjustment (if applicable)

All projections and pricing suggestions are estimates only and are not guarantees of market performance.

4. Fees & Payments

All service fees must be paid in full before the service is delivered, unless otherwise agreed in writing.

For on-site services:

  • Scheduling is confirmed only after payment is received.

  • Rescheduling may be allowed with prior notice (see Cancellation Policy).

Fees are non-transferable.

5. Cancellations & Rescheduling

Clients may request to reschedule an on-site visit with reasonable notice.

If a client cancels:

  • More than 24 hours before the scheduled visit: rescheduling may be offered.

  • Less than 24 hours before the scheduled visit: fees may be retained.

If access to the property is not granted at the agreed time, the visit may be considered completed and non-refundable.

6. Use of Materials

All reports, strategies, AI projections, photos, and documentation provided by StayNest are for the client’s personal or business use only.

StayNest retains the right to use anonymized images or materials for marketing purposes unless explicitly agreed otherwise in writing.

7. Limitation of Liability

StayNest provides professional advisory services. We are not liable for:

  • Market fluctuations

  • Regulatory changes

  • Third-party contractor performance

  • Tenant behavior

  • Investment losses

  • Delays caused by external factors

Our total liability shall not exceed the amount paid for the specific service.

8. No Financial or Legal Advice

StayNest does not provide legal or financial advisory services unless explicitly agreed.

Clients are responsible for obtaining independent legal, tax, and financial advice before making investment decisions.

9. Governing Law

These Terms shall be governed by the applicable laws of Thailand.

Any disputes shall be resolved under Thai jurisdiction.

10. Modifications

StayNest reserves the right to update these Terms at any time. Updated Terms will be published on this website.
